Welcome to Russell Retreat, a charming, modern cottage with 1,100 square feet of thoughtfully furnished living space. Soaring ceilings give this two-bedroom, two-bath home an airy, expansive feel, while warm furnishings make it easy to settle in. Located at the back of the property, behind the front house, it offers a welcoming South Austin home base for stays of 30 days or longer. LIVING & DINING Relax on comfortable sofas in the bright, open living area, enjoy a movie on the wall-mounted television, or gather around the dining table for meals at home. High ceilings and generous windows make the space feel especially inviting, with an open layout connecting the living room, dining area, and kitchen. KITCHEN The full kitchen features granite countertops, ample cabinet space, and stainless steel appliances, including a refrigerator, range, oven, microwave, and dishwasher. Stocked with cookware, dishes, glassware, flatware, and essential cooking utensils, it has the everyday basics you need to prepare and enjoy meals at home throughout your stay. UTILITIES & GOOGLE FIBER INCLUDED Your monthly rent includes water, electricity, natural gas, trash collection, and Google Fiber internet, subject to reasonable residential usage. Enjoy the convenience of utilities already set up and internet ready for remote work, video calls, and streaming. WORKSPACE An electric height-adjustable desk in the dining area lets you switch comfortably between sitting and standing. BEDROOMS & LINENS The primary bedroom features a king-size bed, a Smart TV, and an en-suite bathroom with a walk-in shower. The second bedroom offers a queen-size bed and its own Smart TV. Both bedrooms have large walk-in closets with ample storage, plus dressers so you can fully unpack and feel at home. Premium 600-thread-count Egyptian cotton sheets, bedside lighting, and ceiling fans create comfortable spaces to unwind. BATHROOMS & WELCOME SUPPLIES Two full bathrooms provide convenience and comfort. The primary en-suite bathroom has a walk-in shower, while the second bathroom offers a bathtub and shower combination. Both are supplied with plush, hotel-quality Turkish cotton towels. To make your arrival easy, we provide starter supplies of travel-sized shampoo, conditioner, and body wash, along with hand soap, dishwasher detergent, and laundry detergent. Guests replenish consumable items as needed throughout their stay. LAUNDRY & INCLUDED CLEANING An in-home washer and dryer make it easy to keep up with laundry during your stay. Your monthly rent includes one cleaning per full month of your reservation, with the final month's cleaning taking place at checkout. Any cleaning during your stay will be scheduled with you in advance. Please maintain the home between cleanings and promptly report maintenance needs, spills, or damage. SHARED ACCESS & PARKING Russell Retreat is Unit 2, located behind Unit 1. The electric wooden entry gate and access driveway are shared with Unit 1; your home and two-car garage are exclusively for your use. A keypad provides gate entry, and remote controls for the gate and garage door make coming and going convenient. Park inside your garage or directly in front of its door. Parking is limited to two vehicles total. Please respect the front home's privacy and keep the shared driveway clear. Leave both remotes inside the home at checkout. The front house is not included in your reservation. TRASH & RECYCLING Please follow the collection schedule and bin instructions in the Guest Guide. Place bins at the street curb for scheduled collection and return them to their designated location afterward. Professionally managed by PMI ATX Properties, with local support throughout your stay. ADDITIONAL DETAILS - Maximum occupancy is four guests. The primary renter must be at least 26 years old. - Quiet hours are 10 PM to 10 AM. No parties or large gatherings. Only registered guests are permitted unless approved in advance. - A $1,600 security deposit is required. Deposit terms will be provided before booking. PET POLICY One small dog may be considered with prior approval. Please contact us before booking with your dog's breed, age, and weight. Approval is not guaranteed, and any applicable pet fee and requirements will be disclosed before booking. Cats are not permitted. Approved dogs must stay off furniture and beds, be leashed in shared outdoor areas, and be supervised appropriately. Please promptly pick up and dispose of pet waste. UTILITY USAGE Included utilities are subject to reasonable residential usage, based on the home's historical consumption while accounting for seasonal weather and the number of authorized occupants. Excess utility costs resulting from materially higher usage due to guest actions or omissions may be charged as outlined in the rental agreement. Supporting documentation is available upon request. SMOKING POLICY Smoking or vaping inside the home is not permitted. If signs of smoking or vaping are found indoors, a $200 cleaning fee will apply. GUEST DAMAGE PROTECTION A $50 guest damage protection fee applies per stay. Protection for eligible guest-caused damage is subject to the program's terms, limits, and exclusions. Guests remain responsible for uncovered damage. CANCELLATION POLICY Please review the cancellation terms provided with your reservation before booking.
