To protect the property infrastructure and ensure fair utility allocation, our pricing scales directly by occupancy density: • BASELINE PRICING: The listed monthly rent and security deposit are configured strictly as a baseline tier for a maximum of 1-2 occupants. • MULTI-OCCUPANCY: Monthly rent and the refundable property security deposit scale up based on the total number of occupants to cover increased utility loads, risk, and furnished wear and tear. Max occupancy is capped at 4 individuals due to permitted infrastructure. • STUDENT APPLICANTS: Any multi-occupant student rentals require verified parental lease guarantors/co-signers for all roommates. • UTILITY CAP: Utilities are included up to a combined maximum cap of $600.00/month. Any monthly usage exceeding this threshold is billed to the tenancy as Additional Rent. • RECREATIONAL WATER SAFETY WAIVER: Because this is a lakefront property, all adult occupants are required to execute a standalone Lakefront Dock & Waterfront Safety Liability Addendum prior to move-in. • NO SUBLETTING: Short-term subletting or hosting via Airbnb/VRBO by tenants is prohibited.
