Nathaniel & Company Household Structure & Operations To promote a respectful, well-managed living environment and avoid misunderstandings, the following household structure applies to all residents. 1. Household Layout Residents rent private bedrooms with shared access to designated common areas. The upstairs of the home is the shared co-living area and operates under the House Rules provided with the lease. The downstairs, with the exception of the shared laundry room, is the Owner's private residence and is managed separately from the upstairs co-living operation. The Owner is committed to ensuring that activities within the private residence do not unreasonably interfere with the peaceful enjoyment of the upstairs household. 2. Pool Rentals This property also operates as an approved Swimply pool rental location. Pool rentals may occur during a resident's stay. As a courtesy, residents will generally be notified of upcoming rentals whenever practical. However, advance notice cannot be guaranteed, as some reservations are made on short notice. All pool guests are welcomed on an equal-opportunity basis. Reservations are accepted without discrimination and may include guests from all walks of life. Pool rental scheduling, approval, management, and operational decisions are the sole responsibility of Nathaniel & Company. 3. Household Management Nathaniel & Company establishes and administers all household policies, common-area procedures, maintenance decisions, and business operations. Residents are encouraged to report maintenance concerns, safety issues, or House Rule violations. Suggestions are always welcome and will be thoughtfully considered. Residents do not acquire decision-making authority over property operations, business activities, household management, or the use of the property by others. Final decisions regarding the operation and management of the property remain the responsibility of Nathaniel & Company. 4. Resident Acknowledgment This Household Structure & Operations Statement is incorporated into the rental application, lease, and House Rules. By signing the lease, each resident acknowledges that they have read, understand, and agree to these operational guidelines.
