Property Features: - 2 furnished bedroom with quality mattress - 1 full bathroom - Fully furnished and move-in ready - Direct River Access: The river runs right through the property! - Fully equipped kitchen - Outdoor Grilling & Dining: Features a BBQ grill and dining tables both indoors and outdoors. - Washer & dryer included - Smart TV and cozy living area - Safe and quiet neighborhood - Ample Parking: Plenty of space for multiple vehicles, trucks, or small trailers. Pets are welcome: - Non-aggressive pets only. - Must get along well with neighbor dogs. - Pet deposit is included in the security deposit. ******** No subletting or Airbnb allowed. Only the tenants listed on the lease may occupy the property. ******** The property is for residential use only. Move-in requirements include: -First months rent, - Last months rent, - A security deposit ($1000) The security deposit is fully refundable at the end of the lease term if the property is returned in good condition with no damages, unpaid rent, or pet damages. -Mandatory monthly cleaning and maintenance fee of $150 for exterior areas and lawn mowing. -Application fee: $45 one-time fee for tenant verification. ***Safety Notice - No Children: For safety reasons, we do not allow children. The river can have strong currents and changing water levels, and the elevated deck and screened porch may pose a fall risk. ***River & Water Equipment: Entering the river and using any water equipment, including kayaks and float tubes, is entirely at your own risk. We strongly recommend wearing a properly fitted life jacket at all times while in or near the water. ***Pet Policy: Pets must never be left unattended inside or outside the cabin. The natural surroundings may present risks to unattended pets, including wildlife and other environmental hazards. ***Nature Notice: Our cabin is located in a natural, wooded setting. As with any outdoor environment, you may encounter insects and wildlife such as bees, spiders, snakes, ticks, and other native species. While we regularly maintain the property, these are a normal part of the natural surroundings.
