The house has a gated driveway, a carport, and three porches. Most of the property is fenced to keep out the wild pigs, making it a gardener's paradise. The grounds are beautifully landscaped. It has ample living room space, which is open to the dining room and kitchen, giving the house a large, open feel. There is one bedroom downstairs and a second bedroom upstairs. The bathroom (toilet, sink, shower) downstairs is complemented by a private outdoor shower. The home is off-grid solar water heating with propane backup. A clothes washing machine with LOTS of clothesline for drying in the Hawaiian sun. It has a strong, modern solar-electric/battery system that provides pure-sine-wave 115 V AC power. A quiet, 2000w backup generator with an electric start is also included. The water system uses rain catchment, which is triple-filtered and UV-treated, making the water safe to drink. The house has a solar water heating system with a propane backup, should you want a hot shower after several days without sunshine. There are multiple ceiling fans for hot days. The kitchen/dining area has a propane stove and oven, a large electric refrigerator, and a large dining room table. All utilities and internet are included, except for propane and gas for the generator (for the rare times it is needed) Upon arrival, the propane tanks are full; once depleted, the refill is the tenant's responsibility for further use and to be refilled before leaving. Likewise, the two gas cans of non-ethanol gas for the generator will be full upon arrival and must remain full upon departure. Both propane and non-ethanol gas are available in the nearest town of Pahoa. Land care (including fire ant treatment), water catchment maintenance, and solar/battery maintenance are provided by the landlord. The house has broadband Wi-Fi but marginal cell service (you need to use Wi-Fi calling to make and receive phone calls). Internet options are limited in this area, but if you wish to bring your StarLink service, the landlord will put the existing service on hold and reduce the rent by $50/month. Because the house is off-grid, you must be conscious of water and power usage; there are no hair dryers or other major heating appliances unless you run the generator. You also need to monitor the water level in the catchment tank during droughts and, if necessary, reduce your water usage accordingly. The house is furnished with two beds, linens, and towels, Fully equipped kitchen with essential appliances, dishes, and glasses. Beach chairs are for use on the decks or taken to the beach. An 18' yurt in the backyard can be used as a guest room or for storage. The area around the house and garden is fenced and gated. The lot provides a verdant jungle buffer between the house and all adjacent properties. We also own the adjacent half-acre lot on Red Road, which includes a small art studio accessed via the house driveway. The studio can be added to the rental and used as an office, art studio, or extra storage for a small fee. Note that the studio does not have water or electricity. The property is a ten-minute walk to the "secret beach," where you can float in the mermaid pond tide pools. This natural pool is a local community gem, with the entrance into a magically rural part of Hawaii lined with an old-growth mango avocado and ulu forest. No storage of non-functional vehicles, boats, or trailers of any kind is allowed on the property. Rubbish and recyclables are to be removed by tenants and taken to the Kalapana or Pahoa transfer station as needed, but they are not allowed to accumulate on the property. There is no fee for using the transfer stations. Any guest visits extending longer than 7 days must be preauthorized by the owner, and an additional fee may apply. Tenants must have renters insurance, stable employment, good credit, and no prior evictions or felonies. No tobacco smoking or vaping is allowed in the house.
