Location and convenience! Uncluttered space, modern and quiet on the back side of the complex facing opposite the New Riverwalk Contruction along Friars Rd. There is absolutely no construction noise from my unit. I have new double pain sliding glass doors and all new flooring and finishes. This home is a quiet sanctuary. It is a very clean, well maintained end unit, East facing with mature trees surrounding the complex. There is a creek running along the back property that offers a soothing sound outside my balcony. The bedding offers 100% cotton sheets, a soft mattress pad over a latex mattress. I have an array of pillow firmnesses to choose from. Good sleep in quiet and luxurious comfort are my jam. Black out curtains provided for those on night shifts. The dark photo is an example taken with bright high summer sunshine coming in. The Smart TV has basic cable with free HBO, Hulu, Disney, ESPN, FoxOne and Paramount I cook, so my kitchen has everything you need, however, no microwave. I use a toaster over with convection and rotisserie, as well as a full size range. BBQ sits just below my balcony for communal use. It's gas and always available. The patio hosts hummingbirds and seating with lots of extra outdoor pillows for use. The property is centrally located near 5,8 and 167 freeways. One mile to Fashion Valley Mall. Close to the green line trolley to downtown. Close to Mission Bay and beaches. 15 minutes to the airport and 12 minutes to downtown. The trolley takes 17 minutes to get to Gaslamp District and Petco Park. This is my primary residence, however, I travel for up to four months each winter. You will have the entire one bedroom condo to yourself. I have my personal belongings stored in one closet. You will have a full size closet to yourself, with full length mirrors and hangers as well as a full size dresser. Iron and ironing board. All the necessary towels, sheets, starter shampoo, toilet paper, cleaning supplies, vacuum cleaner and mops are available and a few condiments may be in refrigerator, like ketchup, to use. Completely turn-key. There are two pools, unheated in winter, a hot tub- heated year round. A small gym, library, ping pong table, pool table, tennis courts and co-work space in Clubhouse. You will be provided with a brief list of Condo rules in a welcome packet. Please adhere to them to avoid fines by the COA. Quiet hours are 10PM to 9 AM, No shoes inside, no items can be hung over the balcony, do NOT feed squirrels. The laundry facility works through WASH app on your phone. YMCA is less than one mile with a huge cardio room and weight room, gym, basketball courts, spin classes, heated lap pool and a variety of classes offered daily. Several grocery stores, malls, theatres are all a few minutes drive East.
