Excessive cleaning, such as heavy stains or lingering odors, may incur additional charges deducted from the security deposit. Monthly rent includes a light house cleaning every two weeks. Screening and Insurance: All tenants complete basic screening through Zillow's secure third-party platform, including photo ID, rental history, and income verification. Renter's insurance is required for all stays; we recommend Lemonade for a fast, affordable option. Lease, Payments, and Deposit: Tenancy is finalized with a signed lease. To secure the house, the first month's rent, cleaning fee, and security deposit are due with the signing of the lease. Last months rent is paid at move-in. Security deposit is refundable following a satisfactory move-out inspection. Utilities and Supplies: Monthly rent includes utilities, WiFi and trash, with a $200 monthly allowance (we have solar). Tenants are responsible for any overages. A starter supply of essentials, such as toilet paper, paper towels, and dish soap, is provided at move-in; ongoing replenishment is the tenant's responsibility. Pets: Pet-friendly home, can accommodate one dog with a $75 monthly pet fee. Tenants are responsible for cleaning up after your pet and for any damages caused.

The space

Stand alone 2 bedroom house with a lovely private fully fenced back yard. 2 off street parking spaces available. A well behaved dog will be considered. Set up for longer stays with a well stocked kitchen, high speed internet and a desk in each room. Excellent location, walk score of 96 and close to freeway access. Fortnightly light cleaning included.
