This unit has private and gated underground assigned parking for one vehicle, with easy access to the elevator and stairs. The kitchen has granite counter tops with modern stainless steel oven, microwave, dishwasher, sink, and refrigerator. The flooring within the kitchen, bath, and entry is a beautiful slate stone. If agreement is made to move forward with the screening process, the landlord will make a request of KeyCheck to start the process. The prospective tenant will receive notification from KeyCheck to start the process. The results are shared with the landlord and prospective tenant, usually within 48 hours. SECURITY DEPOSIT The Security Deposit is $850 RENTERS INSURANCE The landlord requires renter's insurance as a condition of the lease agreement. The tenant agrees to provide the landlord with proof of said insurance. Failure to provide proof of renter's insurance shall be deemed a material breach of the Lease Agreement. PETS there are NO pets allowed - Tenant's or Guest's CLEANING FEE The tenant is expected to surface clean and launder prior to departing. The $150 cleaning fee is required to deep clean after the tenant departs to prepare for the next tenant and is non-refundable, and will be deducted from the Security Deposit. If the unit requires a cleaning that exceeds a normal 'deep' clean, an additional fee will be charged. CARPET CLEANING FEE if the tenant stains the carpet or rugs, a $200 carpet cleaning fee will be deducted from the Security Deposit. BICYCLES if a bicycle is damaged or stolen, an appropriate fee will be charged SMART TV typical streaming apps are loaded on the TV and the tenant's personal subscriptions are required to activate the apps - there are NO TV cable services or network channels otherwise PAYMENTS METHODS ZELLE is the preferred method of payment for Security deposits and Rent payments. Those tenants with a long-standing relationship with Zelle typically have a transfer limit in excess of the rent amount, thus allowing a single Zelle payment for the total rent. Those who do not frequently use Zelle are typically restricted by Zelle to lower transfer amounts until a frequency relationship is established with Zelle. This typically creates the need to make more than one Zelle payment to achieve the total rent payment. If this path is chosen, all multiple payments totaling the rent amount must be paid by the agreed to due date. BASELANE is also available for rent payments. Baselane is a financial technology platform that is the official, preferred, and endorsed rent collection and banking partner of FurnishedFinder.com -- which offers rent payments via ACH or credit card. Rent payments made through Baselane via ACH have a fee of $2 paid by the tenant. Rent payments made via credit card currently have a fee of 3.49% paid by the tenant
