NO FEES, AND NO KEYCHECK! Close to Scripps, Grossmont, Radys, Sharps. All utilities included. Has AC. Clean and well-equipped, with a large privacy-fenced yard, included laundry, and reserved free parking. In all our years renting, this location has been most popular with employees at Radys Grossmont, Kaiser, and military members. House is a true one-bedroom, with real doors between rooms. Furnished with natural materials. A thoughtful layout, custom organization, and 250 sq ft deck off make it feel larger, but its actually small enough to be an easy-clean space. In a good, friendly neighborhood, near on-ramps to all the major freeways. This is the back of a front-to-back duplex, which makes it much more private. Each house has its own separate fenced yard, mailbox, garbage cart, HVAC, doorbell, and internet. Additionally, alongside both houses is a shared courtyard with a built in bbq and Adirondack chairs. A separate building contains the laundry room. (Included; not coin machines.) The driveway is shared, with side by side parking plus extra space between. Rent includes high-speed internet, utilities, trash, laundry, off-street parking, and periodic groundskeeping. $2400 a month rent for one occupant, $2500 a month for shared occupancy (max 2 adults.) Please note, the house is not available for long-term rental because we have family members who travel to San Diego every year for vacation and use it. Maximum rental time is 10 months. We also cannot accept 1-month rentals; all stays must be at least 60 days. Very dog-friendly, with lovely shade, a potty area, and that 6-foot privacy fence. (No cats.) MORE DETAILS This neighborhood is typically quiet and friendly. It has a nice mix of hills and flats, and is extremely popular with joggers and dog-walkers. Even at the height of summer, it is close enough to the coast to be cool most mornings, with coastal breezes cooling the evenings. It is flanked by two shopping areas, and there are three parks nearby: one 2 blocks away, one 4 blocks away, and one 5 blocks away. A US Masters pool and a regular swimming pool are just 2 blocks away, and two different gyms (one is Planet Fitness) within a few blocks. Only 1.5 miles away is a small lake with a jogging path and 2.5 miles away is Mission Trails Regional Park, with a larger lake offering fly fishing, kayaking, biking, and a range of hiking options. (The house library included guidebooks for hiking, tours, breweries, and other activities). Within 2.5 miles are a Costco, two Trader Joe's, WalMart, Sams Club, Target, six different grocery stores, and a weekly farmers market. More than a dozen craft breweries are within 4 miles. Two bars with regular live music are just a few blocks away, and there are many good nearby dining options. For medical travelers, it's about 10 minutes to nearly every hospital -- close enough for being on call, but not so near that you hear sirens all the time. For military schools, it is about 15 minutes to the main Navy base gate and the shipyards. Depending on traffic, it is usually 30 minutes to the border, 20 minutes to most of the beaches, and 10 minutes to downtown. WE OFFER A GREAT RENTAL CONTRACT! We don't charge a cleaning fee. We don't charge an application fee. We have no nonrefundable fees. We dont make you use Keycheck. We allow a max of 2 dogs, and the refundable pet deposit and low pet rent amount varies depending on the dog. In the past this has ranged from $10 to $50. You choose the start and end dates of your rental contract when you apply. We cannot offer long-term leases, or month-to-month. Rent can be due on your move in day, and then on that same day of the month thereafter OR can be pro-rated for a first or last partial month with a traditional first-of the month" schedule. You choose. Our rental contracts include a no-penalty clause if your travel employer contract is canceled before your lease is up. We use a third-party professional rent collection service, so you can securely pay your rent electronically to them, and they forward it to us, protecting your financial privacy. They accept credit cards or electronic transfers, and they will send you reminders when your rent is due. You choose the date on which to initiate payment to them. The service will also provide you with a record of rent payments for your tax purposes. Rent is $2400/month for a solo traveler. That's just $80 per day. For an additional full-time adult occupant, rent is another $100 per month. (We comply with the CA laws that distinguish renters from guests.) There is a security deposit equal to one month rent. If you want us to hold the rental for you until you sign a lease, we will accept a Holding Deposit for the minimum months you want it held, and then when you sign the lease, the Holding Deposit is credited as rent paid for your tax purposes. If you change your mind about renting after you've placed a Holding Deposit, the Holding Deposit is not refundable, per CA state laws. Renters must each provide their own renters insurance. PETS & ANIMALS If you have a dog, there is a refundable pet damage deposit in a negotiable amount, and a nominal pet rent that depends on the dog. Also note that we are exempt from the requirement to accept ESAs -- we're legally allowed to decide whether to accept a dog or ESA based on merit alone. To make this decision fair for all prospective tenants, we use a third-party professional pet screener (petscreening.com) and unfortunately they do charge the pet owner a fee. They don't charge for ESAs. But, please note that if you "incorrectly" claim an ESA when applying to them in order to avoid their fee, and then they determine that your dog is not really an ESA, they will never forward us your information, and we will have likely moved on to the next applicant. If your pet already has an account with petscreening.com, they will simply forward their approval to us without charging you. (Their terms are that once you have paid for the screening, you can use it for any housing application, for a year.) Each adult occupant must complete their own application. We don't process incomplete applications, so be sure yours is fully completed a signed before you send it! If you're a couple, we won't start processing it until we have received both completed applications. If you have a dog, we don't start processing it until you have also completed the petscreening.com. We screen for qualifications of honesty, income/ability to pay rent, honesty, a good tenant history, and honesty. When we meet for lease signing, we will photocopy your drivers license, so be sure the name information on your application matches your driver's license; if you have a change of address card for your license, bring that, too. DISCLOSURES, OR INFO THATS GOOD TO KNOW: (This added section is because we have had a couple of travelers complain that we didn't inform them the groundskeeper would actually enter the yard to care for it, that the evergreen shade tree would actually drop leaves, that no smoking also means no cannabis smoking, that neighbors weren't nurses...and so on.) Cannabis and Smoking: The entire property is smoke free. Using tobacco or cannabis by any legal NON-SMOKING method is allowed -- and multiple dispensaries are within a few miles, BUT, the smoking prohibition means there can be absolutely no smoking or vaping of any substance, by anyone, anywhere on the property.
