The house is available as a one-bedroom (my teenage daughters room will be inaccessible and will store some personal belongings in addition to her treasured teen things). However, the space is large enough for temporary beds if you have children or relaxed guests/family members. There are two large flat couches that I regularly add sheets and blankets to for a comfortable guest sleep (and two bathrooms which helps). The 1,200 foot space has a quiet bedroom, bathroom, dressing and sitting area that is also set up for a home office (I work from home). The office chair can be included or stowed away. There are large built-in California Closets and wonderful natural light throughout the house (skylights in the kitchen and bathrooms). The bedroom overlooks the deck and garden for a serene view. There is a queen bed with dedicated bedside tables and lights for each side. The bathroom was renovated in 2020 and includes a steam-shower with two rainfall showerheads and built-in bench, a heated floor, and a heated Japanese toilet. Beautiful kitchen recently upgraded in 2022 with new countertops, refrigerator, microwave and dishwasher. There is a salt-water hot tub that fits 4 people on the deck, along with a 20x15 foot-ish yard with artificial grass (installed 15 years ago so has some wear and tear) and lounge chairs and a swing (weather dependent - not available during rainy season due to the swings rope material and white color). The front of the house features a large room with a long planter box, a built-in-nook with a dining table that fits up to 6 people and a Samsung The Frame television that can be set to the subscription art collection so changed to your liking whenever you want (along with the option to watch TV via apps or local broadcasting). There is also a den with another smart tv, large couch, and numerous books in the built-in bookcases. A little more about the neighborhood: Noe Valley is one of San Franciscos most beloved residential neighborhoods a place that feels distinctly urban while still retaining the warmth and rhythm of a small community. For visitors, it offers a calmer and more local experience of the city, away from the intensity of downtown or the heavy tourist corridors. The neighborhood is known for its picturesque streets lined with Victorian and Edwardian homes, boutique storefronts, sidewalk cafs, bakeries, and independent shops. The atmosphere is relaxed, affluent without being flashy, and deeply walkable. Residents often describe Noe Valley as located in part of the "bananna belt" so frequently sunny and protected by the iconic Twin-Peaks from deep fog. The neighborhoods hills and tree-lined streets can feel almost village-like. At the heart of Noe Valley is 24th Street, just 1.5 blocks away from the house. 24th street is a lively but approachable commercial corridor filled with coffee shops, restaurants, wine bars, bookstores, specialty food markets, and neighborhood gathering spots. Rather than nightlife-driven energy, the area has a daytime vibrancy centered around local businesses and community life. Visitors are more likely to encounter people lingering over coffee, walking dogs, or browsing shops than crowds or late-night noise. One of the qualities that makes Noe Valley especially appealing to visitors is its balance. It feels peaceful and residential, yet remains centrally located with easy access to other exciting San Francisco neighborhoods like the Mission District, Castro, and Dolores Park. It offers a version of San Francisco that many visitors imagine before arriving: historic architecture, walkable streets, cafs on corners, hills with sweeping views, and an atmosphere that is both sophisticated and welcoming. Staying in Noe Valley gives visitors the sense of experiencing San Francisco as locals do quieter mornings, neighborhood cafs, evening walks through residential streets, and a slower pace that contrasts with the citys busier commercial districts.
The space
The house is my primary residence. I rent it out as a one-bedroom (my teenage daughters room will be inaccessible and will store some personal belongings in addition to her treasured teen things). There are two large flat couches friends & family comfortably use for beds. Neighborhood: Noe Valley, a darling neighborhood conveniently located less than two blocks off the bustling 24th street with a Farmers Market, coffee shops, Whole Foods, restaurants, bars and unique shops. Numerous public transit options are within easy reach: The Muni 48 and 24 bus lines run 1-2 blocks away and the J-church is 3 blocks away. The 24th Mission BART station is about a 15-minute walk. The always-delightful Dolores Park is about a 12-minute walk, and there are smaller dog parks and parks with tennis courts
