This is a single-person-owned, rehabilitated, 1915 row house near the Georgia Ave/Petworth metro and three hospitals, in a nice, walkable, tree-lined neighborhood. By rehabilitated, I mean I've tried to keep the original style, but upgraded with modern conveniences and paint colors. I have been renovating the house over the years (19!) and while the rest of the house is mostly done, I am still working on the basement and I am almost through renovating the kitchen. The last is definitely functional, fully equipped, and fun already (see pictures), though it still looks a little beat up until I install the floor. But first, I need to paint the molding. Otherwise it is done, and has all the amenities. The rest of the house is in beautiful condition, fully furnished, with refinished hardwood floors, new paint or wallpaper, a cozy front porch, and a lovely backyard garden and patio. One other roommate stays in the place in a front bedroom. What is advertised here is a quieter, back bedroom. For any nurses - the house is a straight shot, 20-minute walk along a park and residential area to a complex of 3 hospitals: Medstar Washington Hospital Center, Children's National Medical Center, and the VA Medical Center. I recommend walking or biking there because parking at the hospital is inexpensive if you don't park in the remote lot. The Howard University hospital is also 20-30 minute walk. DC has other hospitals accessible through the metro system, a 7-minute walk away. My neighbor and friend Brian 4 houses down also rents out a room to nurses, so you might have a walk-to-work buddy. Two grocery stores are in walking distance, as is the library and a restaurant strip with one of the best pizza places in the country (said some magazine.) More restaurants and a shopping district are about a 15 minute walk away. So, I am looking for a responsible, non-smoker; you would have a shared bath and common living/dining/kitchen space. Utilities are included, but I might ask you to pay for utilities if they are *much* higher than normal. But I have solar, so that shouldn't be a problem during the summer. You may be able to use my printer and some of my office when I am away. Oh, the pictures don't show it, but I have full bedding for both bedrooms. You will need to bring towels. When I am in DC, I usually am a workaholic, and if I do anything social it is either a nice small dinner party, or I am outdoors and/or seeing friends. As I suffer from 2 chronic immune conditions that flare if I don't get sleep, I am seeking a quiet, non-partying roommate. I've spent a lot of time renovating my house, even when I am away, so no wild, potentially damaging parties please - I love my house! Normal wear-and-tear is expected, of course. And because of my health, you must be vaccinated - I have been with 3 Pfizer doses and all the boosters. No pets because I have 3 already! (Who I sometimes bring with me to DC when I leave Texas - where I am temporarily looking after my 92-year-old Dad. I stay in the basement bedroom when I'm there.) The rent includes utilities, and wireless internet. There is no cable because everyone seems to be streaming nowadays anyway. The front room with the Bohemian look and handcarved bed is $1075 monthly, and the backroom with the brick wall, Juliet balcony, and attached sunroom is $1200 (probably available in April). There is an on-site parking space, which is negotiable as extra (about $50 more per month), but plenty of street parking (free if you stay less than three months, otherwise DC requires a permit if no DC plates). All the immediate neighbors are very nice. Related to that, no smoking or weed on the property except out back. It's a nice place and neighborhood for zen living, phone calls to friends and family, reading, walking, and cooking and eating out. And wonderfully easy access downtown for museums and events.
